Inside a North Dallas Sale That Almost Slipped Into Spring

Selling a high-value Dallas home in October means racing the holiday calendar from day one. Add rising mortgage rates and one of the priciest listings a North Dallas neighborhood had seen, and you get exactly the kind of listing that tests everyone’s nerve.

That was the situation for Eric and Donna this past fall. They’d bought their home in the Preston Trails Fairways neighborhood, near Preston Trail Golf Club, fully furnished — furniture included — and split their time between Seattle and Dallas for three years before deciding they needed more space and a bigger backyard. Going into the sale, their ask was simple: get what the home was worth, keep the process smooth, and close before the holidays.

The market had other plans.

Why Was This North Dallas Listing So Tough to Move?

North Texas sellers spent much of the past year working against the same headwinds. According to M&D Real Estate’s 2025 market recap, mortgage rates hovered as high as 6.72% before easing to around 6.1% by year’s end, while rising inventory across Dallas-Fort Worth stretched sellers’ timelines and pushed buyers to be far more selective than they’d been in years.

How It Actually Ended

In December, a young engaged couple walked through the door and fell for the house room by room — including Maisie’s Room, a custom retreat tucked under the stairs with its own little door and nameplate that had become a talking point at every showing.

They closed just before Christmas. Eric and Donna got the outcome they’d wanted, the young couple got a home with a story already built in, and Maisie’s Room began its next chapter.

Looking back, Eric credited the outcome to more than just Janelle’s own work.
