A Look at the Townhomes, Towers, and Restaurants Reshaping One of Downtown’s Oldest Blocks
If you’ve driven down Canton Street near the Farmers Market lately, East Quarter probably doesn’t look like the neighborhood you remember. The blocks that served as Dallas’s automotive and industrial “Auto Row” back in the 1920s are now home to a 20-story mixed-use tower, a fast-growing restaurant lineup, and — as of this year — a new gated townhome community.
That community is Brownstones at East Quarter — a signal that downtown isn’t just adding rental towers anymore. It’s starting to offer new-construction homes buyers can actually own.
What’s Actually Being Built in East Quarter
- Brownstones at East Quarter, from builder InTown Homes, brings 38 gated, four-story, townhome-style condominiums to 2401 Canton St., near Commerce Street and Cesar Chavez Boulevard. Floor plans run from 2,150 to 3,300 square feet, with the initial release centered on three-bedroom, 3.5-bath layouts up to 2,454 square feet, finished with engineered hardwoods, quartz countertops, and Fisher & Paykel appliances.
- The first six homes are listed now, priced roughly from $790,000 into the mid-$800,000s. A full price sheet for the remaining units in the 38-home community hasn’t been published yet, so treat that upper figure as a moving target. Downtown Dallas, Inc.’s own Q4 2025 State of the Market report confirms InTown Homes has just under 40 townhomes under construction near the Farmers Market, matching this project.
- A few blocks away, Mill Creek Residential’s Modera St. Paul brought 333 apartments and nearly 4,000 square feet of retail to a new 16-story tower at 400 South St. Paul Street. Downtown Dallas, Inc.’s Q4 2025 report confirms it’s actively leasing up now, with move-ins that began in late 2024 — one of the newest large residential additions to the district.
- Both projects are filling in around East Quarter’s original anchor, the 20-story East Quarter Residences tower — also marketed as 300 Pearl — which master developer Todd Interests built with partner J.P. Morgan Asset Management around the century-old Meletio Building, completed back in 2021.
- The surrounding tenant list is filling in fast, too: Therabody, Immersive Van Gogh, and restaurant concepts from chef Danny Grant and restaurateur Nick Badovinus have all landed in East Quarter’s historic buildings — a sign the district is pulling in more than just downtown commuters.
Architecture firm OMNIPLAN, which repositioned several of East Quarter’s original 1920s and ’40s buildings for office and retail use, has described the goal as stitching the neighborhood’s industrial-era character back together rather than replacing it — which is part of why the new construction here reads more “urban infill” than “tear it all down and start over.”

If you’re relocating to Dallas or trading a house-and-yard lifestyle for something more urban, East Quarter is now one of the few pockets of downtown where you can buy new construction instead of renting a high-rise unit. Downtown Dallas, Inc.’s Q4 2025 State of the Market report counts just 838 condos and townhomes downtown against 11,326 rental units — worth factoring in if long-term appreciation matters to your decision, since ownership product is genuinely scarce here. It’s a similar pattern to what’s playing out with Morgan Stanley’s expanding Uptown footprint: commercial and office activity tends to be a leading indicator for where residential value follows next.
The Local Reality
Business coverage of downtown’s broader revival has pointed out something worth knowing before you buy here: pockets like East Quarter, the Farmers Market, the Arts District, and the West End still function more like separate islands than one connected neighborhood. City leaders and developers are actively debating street and walkability changes to fix exactly that. East Quarter’s mix of new townhomes, dining, and office tenants is one of the clearer examples of that connective tissue actually forming, block by block. It’s also worth comparing to how Uptown’s new towers and restaurant scene have shifted buyer interest there — the same dynamic is now unfolding a few minutes south.
